Kings Crown Complex
Kings Crown is a smaller complex, consisting of 54 units in 3 different buildings. Buildings 1 and 2, consisting of condo units numbered with the last digits of 01 - 11, are on the Eastern part of the complex. Building 3, consisting of condo units numbered with the last digits of 12 - 18, is on the Western part of the complex. Each condo offers a reserved, covered parking spot and visitor parking can be found at the North end of the complex.
Kings Crown has a large heated pool (kept between 84 and 87 degrees Fahrenheit), centrally located between Buildings 1 and 2 and Building 3. It has a bath house containing showers, places to change, and restrooms. In addition, Kings Crown has a tennis court that can be enjoyed by owners and guests. While there are no community grills, there are designated grilling areas in the gravel areas by the tool area on the East side and by the Building Manager office on the West side. Lastly, Kings Crown offers close access to a bike/walking path immediately across West Gulf Drive.
Kings Crown also has an onsite Building Manager from 8 - 5 Monday through Friday.
Condo Unit Descriptions and Layouts
Kings Crown has 15 3 BR units and 39 2 BR units, all of which offer a Gulf view. Unlike many other Gulf front condo complexes where the 2 BR units generally range between 1000 and 1200 square feet, Kings Crown's 2 BR units are much larger at 1480 square feet. The 3 BR units offer 1750 square feet of living space. Each unit has its own washer/dryer unit as well as additional storage closets in the underground parking areas, which can be used to store bikes, beach equipment, etc.
Kings Crown Guidelines for Better Living
The concept of condominium living is one with which many single home dwellers may not be totally familiar. This mode of living involves togetherness and sharing which necessitates a special type of reciprocal consideration, so that every owner and guest can enjoy their Kings Crown experience.
1) OCCUPANCY – Each unit is limited to six (6) persons for overnight stay. Each occupied unit shall have at least one (1) adult. The limit for a three bedroom unit is eight (8).
2) PETS – No guests and/or renters are allowed any pets on property.
3) PERSONAL BELONGINGS – Walkways, sidewalks, entrances, corridors and elevators must not be used for any purpose other then to enter into or exit from the premises. Personal effects shall not be left in these areas. Railings shall not be used for hanging garments, towels, beach gear, etc.
4) NOISE – Loud noises of any kind are not permitted within the condominium as they can disrupt other occupants.
5) COURTYARD – The grass area between the buildings is for passive activities only. No organized contact sports games of any kind are permitted in this area. Games such as these are permitted on the beach area only. None of these activities should take place in the garage (parking) or courtyard areas.
6) TENNIS COURT – Please observe the posted the rules posted at the tennis court and utilize the reservation sign up sheet during peak seasons.
7) POOL – Observe all rules posted at the pool house. Pool furniture shall not be removed from this area. Pool furniture shall not be placed on the sidewalks adjacent to swimming pool. The rule is what you bring into the pool area please take out.
8) BEACH CLEANING STATION - Please utilize the two beach cleaning stations located at each entrance from the beach to our parking areas. Wash your shoes, feet, toys, carts and coolers as you come in from the beach.
9) PARKING – the garage area has one (1) parking space per unit number. All other parking is limited to the outside north parking area. No motor homes, campers, boats or trailers are permitted within the condominium area except for loading or unloading. All motorized bikes and motorcycles must park in the designated parking area.
10) GRILLS – Barbecue grills are not furnished by the association. Grills may be used in the gravel area by the tool room in Buildings 1 and 2 (the Easternmost buildings) and behind the office in Building 3 (the Westernmost building). Grills are not permitted on the walkways or left out.
